How to Sell a Short Sale Listing
Sometimes I am amazed at the terrible condition of some of the Short Sale listings that I show to my
buyers. Some Sellers believe that just because their home is a short sale they don't have to cliean it up or
stage it to show at its very best.
This couldn't be further from the
truth. These homeonwers are the ones that really need to sell quickly before they lose their home to
foreclosure. As a Certified Distressed Property Expert (CDPE) i can tell you that a home that is clean
and smells fresh will sell every time over the one down the street that you need a shovel just to clear path
through the proeprty.
Here are some inexpensive tips to make your home show at its very best.
•Paint the trim and front door
•Plant flowers and pull weeds
•Clean the downspouts and gutters
•Clean the screens and wash the windows
•Pressure wash the sidewalk and driveway
•Mow grass and apply new bark mulch
•Replace outside light bulbs
•Wash the house exterior or repaint if needed
•Clean or replace house numbers
•Remove all cobwebs and spray for pests
•Consider the smell of the home—candles and air freshener can help
•Replace light bulbs, clean blinds and drapes and windows
•Clean the carpets if needed
•Paint or wash walls
•Clean doors, cabinets and closets
•Dust the home and remove cobwebs way up on the ceiling
•Clean all appliances
•Paint or clean baseboards
•Re-caulk bathtubs and showers
•Replace cracked or damaged outlet covers
You are in competition with every other listing on the market. With a little time and effort your home
will shine as the best choice for the buyers that are looking for their new home.
