Short Sales are helping the values in our neighborhoods.

Yes, as crazy as it sounds Short Sales actually help to stabilize the prices in a neighborhood.  Short Sales tend to sell closer to market value versus a foreclosures.

Short-sale homes often remain occupied until sold.  This tends to retain values better than those that go through foreclosure. That helps values of neighboring homes.

In the second quarter, short-sale homes sold at a 21% discount to non-foreclosure homes, while bank-owned homes went at a 40% discount, as reported by RealtyTrac. Borrowers may qualify for new mortgages sooner after a short sale than after a foreclosure.

Banks have found that it costs them less to work with the homeowners on a Short rather than taking the home back as a foreclosure.  "Short sales are a very positive solution," says Bank of America Vice President Dave Sunlin.
